Frank G. Mar Apartments

Client: BBI Construction
Work Order: Full Interior Drywall, Metal Framing, Insulation & Firestopping Package
Location: Oakland, CA
Project Type: Occupied Multifamily Affordable Housing Renovation

Slingshot Drywall was awarded the full interior drywall and framing package for the renovation of the Frank G. Mar Apartments, a multi-story affordable housing building in downtown Oakland. The project required completing extensive interior upgrades while the building remained fully occupied, demanding seamless sequencing, safety control, and close coordination with the general contractor.
Our scope included complete gypsum board assemblies, non-structural metal framing, new insulation, acoustical sealants, resilient channels, fire-resistive assemblies, and moisture-resistant drywall throughout kitchens, bathrooms, and community spaces. Work also included modifications to support ADA unit reconfigurations, as well as extensive patching and fan replacement, drywall repairs across more than 100 units.
As part of this project, Slingshot provided layout, backing, blocking, and full framing as-builts—ensuring accuracy for future maintenance. Strict compliance with CalGreen, City of Oakland local-hire, and prevailing wage requirements was maintained throughout.
This project showcases our ability to deliver highly regulated, detail-heavy interior scopes within active residential buildings while maintaining quality, safety, and minimal tenant disruption.
